Project Story: 6100 Trans-Canada Highway
The office building at 6100 Trans Canada Highway is a 60,000 sq.ft. facility in a high-traffic, high-visibility location in Pointe-Claire, Quebec. When the property owner embarked on a project to replace aging lampposts in the parking lot, the initial goal was to ensure its tenants’ safety. It was also the perfect opportunity to improve the curb appeal of the building by upgrading the exterior lighting at the same time.
EBL Électrique Inc. was brought in to propose a suitable solution. In turn, EBL sought the expertise of Concept Illumination to evaluate the site and devise a lighting scheme that would both improve the parking lot lighting and revitalize the appearance of the building.
“We really like working with Concept Illumination on projects such as this,” said Denis Dubois, owner of EBL Électrique Inc. “They put a tremendous amount of time and effort into planning, from site surveys and photometric analyses to product delivery and installation guides.”
EBL and Concept Illumination were successful in their proposal primarily because their solution offered uniform, safe, and attractive exterior lighting for the parking lot. The new scheme required almost half the number of fixtures that were previously illuminating the lot, resulting in lower project cost and ensuring a faster ROI on the project.
In total, seven 30-foot poles were replaced along with the fixtures. Initially, two 400W high-pressure sodium fixtures were mounted on three of the poles, and the remaining four poles held four fixtures each. Concept Illumination proposed two single LED luminaires for the two poles in the front, and double luminaires everywhere else, for a total of 12 fixtures.
The pole-mounted luminaires needed to provide adequate coverage to illuminate not only the parking lot, but the building, entrances, and pathways as well. The 150W and 200W LED luminaires, all with Type IV distribution, successfully illuminate these spaces to ensure safe passage for cars and pedestrians in the evening hours. They also enhance the building’s visibility for nearby highway and road traffic.
Another consideration for the lighting scheme was the proximity of a neighbouring hotel. Concept Illumination ensured that products used on that side of the building had the appropriate cut-off to avoid light trespass and glare to the nearby hotel windows.
Installing the new poles also provided a unique challenge. Five of the original poles were anchored at a 45° angle relative to the building, but this was not suitable for the new lighting configuration. Rather than propose expensive mounting hardware, Concept Illumination solved the issue by working with the pole supplier to provide poles with custom base plates that maintained the original anchoring pattern.
The transformation has been remarkable. Visibly brighter, the new LED luminaires offer a wide distribution and even illumination of the parking lot and building pathways. The building itself is enhanced with improved visibility, and the property owner will realize substantial cost savings due to the longer life and lower energy consumption of the new technology.
